Located in West Oakland, a neighborhood in the midst of rapid urban renewal, this 24,000 sf, multi-family, residential project will provide 26 units of market rate rental housing. The half-acre site is occupied by a 1956 warehouse building that will remain and be reused as a symbolic gesture to the community’s industrial roots while presenting a unique design opportunity. The perimeter concrete wall will be selectively cut for window/door openings as well as structurally retrofitted to integrate with new construction. Contained in 2-3 story wood-framed structures and organized around a central courtyard are 15 1-bedroom flats and 11 2-bedroom townhouses. Street facade materials were selected to reflect the industrial character of the site and include metal shingle roofing/siding, fiber-cement siding, steel, wood, and concrete. The folding gable roof presents a familiar silhouette against the simpler form of the existing concrete shell.
